We converted a 56m2 garage to a cottage to rent out as a B&B/ holiday accommodation (we initially did it so relatives could stay there when they visited from the UK, but no one ever did). We did it to a high standard, but when it came to sell, as we have not applied for a change of use permit (the building works themselves did not need any permits) it could not be sold as a dwelling and was advertised as an "annex".

Since your question is, "How do we make this a coded building for letting out when my son eventually moves out?" you really need to get it permitted. If, as Tony suspects, the concrete floor is not damp-proofed, that's an easy fix. Provided you have sufficient head height (about 100 mm to play with), you can lay 50 x 75 timber joist framing, H4 tanalised, onto the concrete floor with damp course underlay and install 18 mm structural ply flooring sheets on top.

Do NOT cross this paddock! ... Unless you can do it in 9 seconds, 'cos the bull can do it in 10!

see previous discussion here especially comments about size of septic tank....

5 acres, Ferguson 35X and implements, Hanmay pto shredder, BMW Z3, Countax ride on mower, chooks, Dorper and Wiltshire sheep. Bosky wood burning central heating stove and radiators. Retro caravan. Growing our own food and preserving it. Small vineyard, crap wine. :)
