Oh and also maybe keep an eye on laings relocatable houses. Often once you pay for the transportation and foundations it doesn't work out to be much different cost wise from building new, but they occasionally get pretty nice houses that you really wouldn't be able to build the equivalent for the same price :)

I am not sure what the new build cost is per square metre but have just moved 100m sq house onto a site for $70,000, plus 2,500 for new bearers.
That excluded council approval and all the services, which are the same if the house is new or not.
The house came insulated [except underfloor], carpeted in some rooms, fully curtained, dishwasher, kitchen, stove, etc and renovated 12 years ago.
Not sure you could build for anything near that price

Keep in mind if the property you buy doesn't have boundary fencing, and an adjoining neighbour wants one erected, under the Fencing Act you have to comply and 50% of the cost is yours to front up with. (as long as it meets the criteria for standard fencing (8 wire?) in the area).

If the neighbour wants something flashier, then the additional $$ is their expense.

* (Mentioned because you said about fencing coming later and you can't stop neighbouring fencing obligations because you ran out of money. Better to know before you begin.)

I will wade into the waste water debate too and say we engaged a waste water engineer to design ours and submit to our Council. From memory it was around the $9000 mark and we have used it for over 6 years without incident or maintenance. Don't get too caught up with some of the treatment system sales banter..... esp. when working with a tight budget. No one stands back and admires a waste water system so why spend extra?
