New in the Franklin area was created by chris77
I found this forum from a google search on septic tanks so thought I would join up to ask all the beginner questions.
I am a city dweller looking to move into something rural and , as lots of people have done , looking for a piece of dirt in the franklin area to build a shed with living space initially and a plan to build a house in 5 odd years .
A couple of questions I have that someone may be able to answer are 1) can anyone give me an idea on the cost to run power to a house , say per meter . And 2) grading and laying gravel drive .
Basic questions but they could have a bearing on the property I look at and building location as I am on a small budget .

chris - I am an ex LSB farmer in Franklin after many years and what you have put on here is not enough information for people to really help you with your questions.
Small budget and LSB is always an issue!
How about looking at the gis viewer (just Google it) for Franklin and look at what your rates will be (now in the Greater Auckland area) and no problem with that but the further out you are, normally the higher the cost will be to develop your block.
There are SOOOOOOO many things to look at from the cost of getting water, development costs before you turn a sod of soil, fencing, animal handling facilities etc.
At the moment, people are struggling to sell LSB's further out from Pukekohe so maybe you should spend some time looking at what is available on the market as is and sometimes the aksing price will cost less than starting from scratch. Sorry - can't help you with the questions as I haven't been in that market for some time.

I did not intend to ask a bunch of questions in an initial post , so thats why I did not carry on too much . You are right in what you say that a developed block could well be better value but the reason for the properties bing further out is the traveling distance for commuters like me . I have set a limit for travel time from work and thats it . If I do not find anything , thats life and I just can't afford it . I have not ruled out an existing property , still only looking at this stage .
I understand there are more than the two costs I have querried but these are the two that impact a particular site as I would have to run power a long way . There will also be costs I have missed etc but will do some digging myself before asking here .
I think the next hurdle I will need advise on is septic . For ease of maintenance it seems a straight old style septic system is the best option . I need to go to the local council and see what the rules are , but does anyone know of any good companies to deal with in the fraklin area to get a system designed that will not blatantly rule out a septic system over the newer bio type systems ?

What is your commute time. i am south of franklin and it takes me 50 minutes to go to east tamaki. a lot of councils are asking for the new generation septics now so check it out with council. i will pm you. tkf
